The Process Starts with One Simple Step: A Site Visit

During my visit, I gather as much detailed information as possible to ensure an accurate assessment.

For Residential Properties

I will take room measurements, note the age and condition of systems, document flooring and finishes, review improvements and upgrades, assess kitchen and bath features, and evaluate the grounds and location.

For Commercial Properties

Much of the above applies, with additional focus on factors such as traffic count, visibility, signage, parking, and allowed uses.

For Land

I will evaluate topography, location, acreage, boundary lines, and any special features such as views, water access, or road frontage.


Creating Your Market Value Report

Once the property data is collected, I compile everything into a formal market analysis. This includes evaluating:

  • Active comparable listings

  • Pending (under contract) comparable properties

  • Recently sold comparables

  • Expired listings of similar properties

Adjustments are made to reflect differences between your property and the comparables—both positive and negative. Market conditions are also factored in to ensure the price reflects current trends, not outdated data.

The result is an accurate, well-supported fair market value for your property.
